thanks for some of the input guys, and thanks for whoring up the thread a bit too ... in terms of why we're renting, we don't want/need the stress of trying to find an actual place with the wedding coming up, PLUS we don't have the 20% down to put on lets say a 350-400K place.... at least to take advantage of the insurance savings... we also want to take advantage of the $20K tax free RSP First time buyer's thingy ... which we obviously are savings towards right now as well...

Luka, Salmon... how do I go about finding a broker? where do they make their commission if I don't have to pay them? from the Landlord?

Ed the commission is always paid by the person who is selling or renting the property. The buyer or lesee doesn't have to pay anything so it is far more beneficial to signup with an agent in ur situation. Rent commission is typically one month's rent which will be divided among both agents and paid by the owner.

I can refer u to my own agent who works out of mississagua. Ive bought and sold 4 properties with him so far. Pm me if u like and I'll pass on the details.

what's the downside of having a broker? like would rent end up being a tad more expensive (ie. $50/month) because the landlord has to pay the broker? cuz then everyone would get a broker in this case no?

they usually get a months worth of rent from the landlord or something for their pay

my buddy just rented a place using a broker

there is no downside. there is always a negotiation margin in the price plus the broker will take you to show several properties available for rent so you will have a good idea about the price.

50 bucks here or there is nothing.

the main reason you go through a broker is to have access to mls.ca (multiple listing service). 99% of all deals go through this system so your chances of renting one are the best. i rented my condo three times and everytime i went through a broker. i got calls from ppl who were working without an agent....but i ignored them.
