dan...thats true...nobody saw me....i did it reluctantly though but i was damn upset and angry...anyway...here is an update

talked to the folks at the Ontario Rent Tribunal....they said that i should serve 'the notice to terminate early for nonpayment of rent' (which will happen today) immediately...then wait for about 14 days...WTF....if no response comes...i should file an 'application to terminate a tenancy for nonpayment of rent and for collection of arrears of rent'..that sucker is $150 fee.

im on it...lets see

Just curious what your grounds for eviction were?
I would think the ground of eviction would be for the non-payment of rent. ie. STOP payment cheque.

I would change the locks, and toss there **** in the dumpster.

ok....have some update on the matter

my real estate agent was able to establish contact with this guy's agent (who happens to be his mother in law)..she lied flat out...telling my agent that the tenants told me..the owner..back in june that they will move out in july...plus they called me many times and left messages as well as emails...lol...informing me of the same.

i received no phone calls and no emails and no shyt.....they are just lying....my lawyer also called the agent but he got the same story....

ive looked at all the options...i dont want trouble...so i will let it float till the end of the month...i will still serve them the eviction notice tommorrow in writing..cuz i never received a written request from the tenants that they will move out whenever....

as soon as they leave (hoping July 30th)...the condo will be cleaned...should have a BIG *** PARTY and will be put up for rent again through MLS.

thanks for all ur input to the matter guys......

man...being a landlord suck. My mother was renting out her new condo at STC out to some china visa student who used some1 elses credit. She ****ed us up hardcore, she lived there for 6 months, we got 3 months of rent. We didnt get any of the missing money, instead they ran away to china n we got ****ed. Not only was that gay, they had a dog in the place after we made it clear no pets, we found out b/c the house got trashed when they ran away.... the biatch had a fight w/her boy friend so she throws coffee all over the floor as well as alchol, then she lets the dogg **** and **** all over n leaves it there for us.....Ohhhh and i forgot they broke 1 wall in every room and left a bunch of rotten food in the fridge for us...

My grandfather had a triplex and rented a unit out to some old guy. He said he could have two cats max.

Well... 20 male cats later, and no litter box.

He had to gut the place, ie. new drywall, new floor boards, etc.
$10k in damages.

I thought about getting rental unit ie. duplex, but it's way too much hassle for what it's worth.

lol....im glad there is a no pets rule in the building...although the broad in there earlier asked me to keep a cat...i said no....no animal *****..lol

ok...we have an update here....

the other agent called me started to give me the same shyt...that the guys called me several times...i just asked her to shut up...i said unless i get the notice in writing that the ***** are leaving on or before July 30th....im going ahead with the application to the tribunal.

so she immediately asked for my fax number and said she will have one sent over right away in a day or two. then also said that the tenants will have the place professionally cleaned before leaving....so i said thats sound alright...haha

so yeah...it looks better now....lets see if all goes well...

so what kind of party we can have in an empty two bedroom apartment????? Cynikal...ur creative ideas are needed here....

THIS SITE IS YOUR FRIEND.... READ UP!

For a normal situation where someone does not PAY and DOES NOT LEAVE, you must.

First file an N1. Which gives them 14 calender days to pay up.
If they don't pay, you must then file an L1( $150 charge) application to evict and collect on arears. The tribunal will give you a court date, probably 2-3 weeks after. If they do not dispute the L1 app, you will get a default order allow you to evict. THe order will say the tenant must leave approx 10 days after the order is set. If they don't leave by the set date, you pay another $300 to the court enforcement office, to evict them. That will take place another 11 days after you file with the CEO.

I've had to do this a few times.

You are actually lucky that they left. Read up on the site, or call the tribunal and ask them what you are legally allowed to do.

lol.. my bad, didn't read all the posts.. Yeah that's what you gotta do.

Greatest part is even if you get a court order to collect on arears, It doesn't mean anything. To enforce it, u have to go to small claims court, which usually costs $500. THEN, you will win in small claims, at which point they can try to garnish their wages and blah blah blah..
